Utah Real Estate Market Update – December 2025

As we wrap up the year, Utah’s real estate market is settling into a healthier, more balanced rhythm. The fast-paced conditions of recent years have eased, giving way to a market defined by strategy, preparation, and opportunity. For buyers and sellers alike, December offers a clearer picture of what to expect heading into 2026.

According to the latest data from the Utah Association of REALTORS®, activity has slowed seasonally, which is typical this time of year. However, prices remain strong and inventory levels continue to improve, creating a more thoughtful environment for decision-making.

December 2025 Market Snapshot

New listings totaled 3,646, essentially flat year-over-year. Pending sales declined 6.5%, while closed sales were down 10.8%, reflecting the seasonal slowdown and more deliberate buyer behavior. Despite this, the median sales price climbed to $521,800, up 4.4% from last year, showing continued confidence in Utah’s housing values.

Inventory increased 13.5% statewide, and homes are spending more time on the market, averaging 70 days. Months of supply now sits at 4.2, a level that points to a more balanced market than we’ve seen in quite some time.

With more homes available and less competition, buyers have more leverage and time to make informed decisions. Negotiations, inspections, and thoughtful due diligence are back at the forefront, which is especially important for first-time buyers preparing to enter the market in 2026.
